    Proper accounting is of the utmost importance to any HOA. With so many dishonest management companies we go above and beyond to be sure we are not only transparent but available during regular business hours to discuss any concerns. Our accountant staff allows the Board of Directors to rest easy in the fact that not only are we up to date with new tax laws but that your funds are also “Safe & Sound”. While you are relaxing by the ocean or Gulf, we will take care of keeping your lights on by making sure all bills are up to date and that everything is accounted for down to the last penny. When it comes time for tax season we will prepare all your records and send them to a certified CPA to be sure we are utilizing all deductions to the fullest! Don’t worry, we prefer to not have access to Reserve Funds but we will need statements to be sure the association is protected in case of emergency. We will also work with the Board to be sure the structure is on track with repairs that could affect the long term stability of the community. While all that is going on we will take time once a year to be sure your property insurance is up to date and that you have the best insurance for the money! Time changes and so does tax laws and insurance regulations!


    Preventive maintenance is our goal! In the long run it is financially better than to wait until it creates a much larger, more costly issue and bill. Our staff will work with the Board to repair any needed areas immediately. If the community has not had a proper engineer inspection in many years, we will recommend one being done. This will give the community a better picture on long term repairs, time frame needed and estimated cost. This is the back bone of why a Reserve Fund is so important but also allows members to build the fund slowly vs. having to implement special assessment’s. It’s much easier to prepare than to be blindsided. Not all things can be predicted (i.e. Mother Nature) but we certainly can do our best! For individual single homes, we will treat your asset in the same manner as our larger communities but on a smaller scale. Our friendly staff will be on call to take care of any repairs no matter how large or small.

    Our managers inspect the properties as often as needed to be sure they are being properly maintained. It is our job to be sure all the work is being done properly and efficiently so your community looks the best it ever has. They also oversee all maintenance work to be sure you are getting what was paid for & that is it done right the first time! We also offer 24/7 on call emergency service so you can rest easy that we are always putting you, our clients, first!
